Built from the Toronto Regional Real Estate Board's official Market Watch monthly reports and MLS® HPI benchmark reports: sales and listings from January 1996 to today, HPI benchmark prices from February 2012, updated monthly, plus a regional × property-type drilldown (October 2016 – September 2026) and regional HPI benchmark lookup.

Sales-to-New Listings Ratio (SNLR): monthly calculated = monthly sales / new listings × 100. The published TRREB trend uses a 12-month moving average and is shown separately. Changes are percentage points. Missing inputs or zero new listings show “—”.

Cards show both year-over-year (same month last year) and month-over-month (previous month) changes, with the comparison month labelled; months of inventory and SP/LP use the published report values. Sources: TRREB Market Watch / MLS® HPI.

Voice: Wendy Wang's own cloned voice (ElevenLabs) · September 2026 data · About 25 seconds

Hi, I'm Wendy Wang, with your September GTA market snapshot. The average selling price was one million, six thousand, four hundred and nine dollars, down five percent year over year. There were five thousand and forty sales, and new listings fell about fourteen percent, the biggest market signal of the month. You'll find the full data and the market signal ranking right on this page. I'd be glad to talk through what it means for your plans.

Tap or hover the chart to read a specific month; the gold dashed line marks the selected month. The year range and HPI type selections update the cards, chart and table together. Sources: TRREB Market Watch / MLS® HPI.

Basemap © OpenStreetMap contributors; neighbourhood boundaries from City of Toronto Open Data, simplified for web display; York Region municipalities are shown as service-area dots. MLS® area/community boundary layers come from the official TRREB/PropTx community map (torontomls.net) — the same source shown in the training video. Schools: this page lists only 17 verified schools (Toronto / North York / Scarborough / Markham / Richmond Hill / Vaughan / Oakville), not a complete GTA list; rankings are from the Fraser Institute 2025 Report Cards (2023/24 school-year results; elementary published 2026-01-08, secondary 2025-11-27). Boards do not publish downloadable catchment-boundary files, so this site draws no catchment boundaries and never presents "nearest" as "designated" — confirm the designated school with the board's own lookup tool. Verified example: 181 Bedford Rd is designated to Huron Street (elementary), Jesse Ketchum (intermediate) and Jarvis (secondary) per the TDSB tool, checked 2026-10-28.

Reading the numbers

How to read these numbers

Sales
The number of homes that sold through MLS® during the month; a measure of market activity.
Average price
The mean of all sale prices in the month. A few very expensive sales can pull it up, so read it together with the median price when looking at trends.
Median price
Line the month's sale prices up from low to high — the median is the price in the middle, little affected by extreme prices.
New listings
The number of homes newly listed during the month; a sign of sellers' willingness to come to market.
Active listings
The total number of homes still for sale at month-end; the higher it is, the more choice buyers have.
Days on market (DOM)
The average number of days sold homes spent on the market; the longer it is, the slower homes are selling and the more negotiating room buyers have.
HPI benchmark price
The MLS® Home Price Index converts a class of “typical” homes into a benchmark price. It tracks how prices for that class of home are moving — it is not a valuation of any individual home.
Year over year
The change versus the same month a year earlier; the cards and the signal ranking on this page all use this basis.
Months of inventory
The published Mos Inv (Trend): roughly how many months it would take to sell the current active listings at the current sales pace (seasonally adjusted trend basis). This page never computes it as active listings divided by sales.
Sale / list price (SP/LP)
The average sale price as a percentage of the list price; above 100% means homes sold above asking on average.
Sales / new listings (SNLR)
Sales relative to new listings. Monthly calculated values use monthly sales / new listings × 100%; the TRREB published trend uses a 12-month moving average. They are different measures.
LDOM / PDOM
LDOM counts days on market since the latest listing; PDOM counts cumulative days on market. Reports from 2016–2019 published a single DOM column, shown here as LDOM, with PDOM shown as “—”.

Some fields were not published in the original reports for earlier months; those show as "—" and are never estimated.

About the Data

Source: TRREB Market Watch monthly reports (January 1996 – September 2026, 369 issues) and MLS® Home Price Index Benchmark Summary Reports (February 2012 – September 2026, 175 issues), extracted issue by issue from the official archive by Wendy Wang's team. Notes: (1) The June 2013 HPI issue is missing from TRREB's own archive (dead link), so that month's benchmark is absent; adjacent months are complete. (2) Average and median prices are published in the current summary format from July 2011 onward; earlier reports did not publish that format. (3) In 1996–2011-era reports, "sales" largely reflects single-family dwellings (including P.O.T.) under the definitions of the time and differs slightly from today's all-home-types basis — keep this in mind when comparing across decades. (4) Active listings for July 2002 – April 2003 could not be reliably matched from the original layouts and are omitted. (5) Regional drilldown: Market Watch area tables cover October 2016 – September 2026 (GTA total, 7 regions, all cities and 35 Toronto districts × 10 home types); regional HPI benchmarks and indexes follow the levels actually published in the HPI reports. Cells the reports did not publish show as “not published” and are never pieced together or estimated. Figures are for reference only and do not constitute investment advice; property and transaction details are subject to verification.
